Renovating or building a home is a big decision. You need to trust in your builder. We work hard every day, in every phase of every project to earn our clients’ trust through honest communication and collaboration. You deserve a builder who will devote themselves to your bottom line and your end result.
Our projects pathway is broken into three main parts. Learn more below about what to expect in each of the three phases, and why we work the way we do to provide the ultimate level of service to our clients.
What is Feasibility?
Our first phase is feasibility — before you make a commitment to us, you need to know that we are the right builder for you. During this phase, we will explore your vision for your home and give you a broad strokes sense of what working with us will be like if you award us your project.
Your feasibility study is an early estimate based on general ranges for each scope. This essential phase sets the foundation for a more informed decision-making process, resulting in more realistic expectations in the context of budget outcomes. The investment in consultative design and construction resources in the early stages reduces risks associated with lack of clarity, which may negatively impact the management of scope and cost in later phases of production. There is no commitment required from you at this stage.
What you can expect during feasibility:
A virtual meeting to explore your project vision, needs and expectations, and to review dBB’s service options
A site visit with selected subtrades to allow for the greatest possible accuracy in our estimating
An invitation to visit one of our projects in-process, or a recently completed project in your area
A proposal, including your preliminary estimate (feasibility study) and a rough timeline, is built out & reviewed with you
Preconstruction Services
Preconstruction begins as soon as we have a signed agreement in place.
Beginning at this stage and continuing for the duration of your project, we offer comprehensive construction consultation to our clients and design teams in order to achieve the best possible outcomes for every project.
Implementing a collaborative approach with all project stakeholders in this phase maximizes outcomes for a complex scope of work, budget, allowances, and selections. Critical groundwork in preconstruction minimizes complications, helping to mitigate the accumulation of budgetary stressors after the project has started. Our approach to partnerships with subcontractors and suppliers for each individual project is creative, intentional, and diligent, resulting in cost savings, high product quality and sustainability, impeccable workmanship, and efficient management of time and resources.
This phase includes:
Design partner collaboration, including any necessary design revisions
Site visits as required by dBB or to support design, subtrade & supply partners to clarify scope of work
In-depth screening & selection of subtrades begins
Collaborative sourcing, selection to spec, and pricing of all materials
A preconstruction estimate based on your initial feasibility study is developed and revised to meet your approval prior to construction start
A detailed preliminary schedule is built out in JobTread, our online management platform
Ongoing, in-depth strategic analysis and risk management of budgets, scope and scheduling begins
Production & Completion
During the production process and beyond completion, our services include a full-scope project and construction management approach to navigating and coordinating the complex interplay of forces, involving multiple subcontractors and suppliers. This is supported by a highly skilled, committed and integrated team of operations and production personnel.
Final construction drawings, and structural/mechanical designs completed; permits processed
Final design/construction scope, selections, budget & schedule built out
Quality control management & communications system with in-house dBB team and trusted trade partners activated
Weekly logs prepared for you with what’s been happening on your site, what’s up next and photos of our progress.
Bi-weekly meeting with your dedicated dBB project manager to review your selections, your budget, and your production schedule
Ongoing, in-depth strategic analysis, forecasting and risk management of budgets, scope and scheduling continues until project completion
Detailed project completion reviews, conducted by our on-site team and in collaboration with you to ensure that everything is just right
One-year warranty on all labour and materials; two-year warranty on mechanical and structural components
